What’s my home worth?

04/01/2024

With market predictions changing regularly – from the pandemic boom to the cost-of-living crisis – it’s hard to know what your home might be worth should you decide to sell.

Luckily, you can get a rough idea by doing some easy research. For example, has anyone sold a similar home on your street or in your immediate area? If so, do some digging by asking around or checking the sold price on Zoopla to find out how much it went for.

Online tools, such as Zoopla’s or the Rightmove house price comparison report, can give you a rough estimate based on how values have changed on your street over time and recent sale prices.

However, every home has unique features and potential drawbacks, which could affect its value. For example, it could go up or down based on:

  • Location (including home position, size of plot, crime rates, school catchments, transport links and shopping options
  • The size of internal rooms and the garden
  • Energy efficiency
  • Interior design/deco
  • Storage space or lack of
  • Extension potential

Of course, a local estate agent will understand the factors affecting property value in your area and the wider region. For that reason, an in-person valuation is the easiest way to clarify how much your home is actually worth in the current market.
